Home Maintenance Checklist

This checklist confirms warranty coverage, homeowner responsibilities, and key timelines for your new home built by IMR Homes. All warranty periods begin on the date of closing.

Warranty Timeline Overview

  • Day 0 (Closing Day): Warranty coverage begins
  • 0–12Months: 1-Year Workmanship Warranty
  • 0–24Months: 2-Year Systems Warranty
  • 0–10Years: 10-Year Structural Warranty

 

Closing-Day Confirmations

At Closing

  • Keys received
  • Final walkthrough completed
  • Punch-list items verified as complete or scheduled
  • Home officially accepted as substantially complete

 

Buildertrend Setup

  • Buildertrend login received and confirmed
  • Homeowner knows how to submit warranty requests
  • Photos/videos can be uploaded with requests
  • Homeowner understands Buildertrend is the primary warranty communication tool

 

Warranty Coverage Acknowledgement

1-Year Workmanship Warranty(0–12Months)

  • Covers construction workmanship and materials
  • Includes drywall, trim, paint, flooring, cabinets, doors, windows, and finishes
  • Cosmetic or settling-related items must be reported within the first year

Homeowner Action:

  • Submit workmanship items promptly through Buildertrend
  • Understand that normal wear and tear is excluded

 

2-Year Systems Warranty(0–24Months)

  • Covers plumbing, electrical, and HVAC systems
  • Applies to defects caused by improper installation or workmanship

Homeowner Action:

  • Report system issues immediately through Buildertrend
  • Emergency issues (loss of heat, active water leak, electrical hazard)should be reported immediately

 

10-Year Structural Warranty(0–10Years)

  • Covers foundation and load-bearing structural components
  • Protects against structural failure due to construction defects

Homeowner Action:

  • Maintain proper drainage and grading
  • Report structural concerns promptly

 

Homeowner Maintenance Responsibilities

(Required to maintain warranty coverage)

  • Maintain grading and drainage away from the foundation
  • Change HVAC filters regularly
  • Follow manufacturer maintenance instructions
  • Avoid unauthorized alterations to systems or structure
  • Address small issues early to prevent larger problems

 

Failure to properly maintain the home may void certain warranty coverage.

 

Manufacturer Warranties

  • Appliance warranties provided
  • Fixture and equipment warranties provided
  • Roofing, windows, and product documentation received
  • Homeowner understands some items are covered directly by manufacturers

 

Items Not Covered (Acknowledged)

  • Normal wear and tear
  • Homeowner neglect or misuse
  • Damage from weather, flooding, or natural events
  • Landscaping and concrete settlement cracking
  • Items outside industry tolerances
